- We look for what the photos cannot show: rot, old plumbing, framing
- We talk through materials and what moves vs. stays
Written estimate
- Line-by-line scope: what is included and what is not
- Fixed price, payment schedule and a start date
- Named allowances for items you have not chosen yet
Build & walkthrough
- Daily text update: what was done, what is next
- Any surprise behind the wall is photographed and priced before we continue
- Final walkthrough together; punch list fixed before final payment

Questions people ask first.
How much does a bathroom remodel cost in the Bay Area?
It depends on size, what stays and what moves. Send 2–3 photos and a rough idea of what you want, and we reply with a realistic range before anyone drives out. The written estimate after the site visit is line by line, with a fixed price.
Do you do small jobs?
Yes. Repairs and jobs under $1,000 go through KST Handyman, our small-jobs service. Same owner and same standards; it just schedules faster.
Who actually does the work?
Aleksei, the owner, is on site and does the carpentry, tile and finish work himself with a helper. Electrical, plumbing and other specialty trades are done by partners we have worked with before.
Is the estimate really free?
Yes. The site visit and written estimate cost nothing and come with no obligation.
Can we talk by text instead of phone?
Please do. Text, email and WhatsApp are our preferred channels: every question, change and date stays in writing where both sides can check it.
